Mortgage servicer license by state
Servicing is the least consistently licensed activity in this directory, and the disagreement is not about detail, it is about whether the credential exists. North Carolina issues a standalone servicer licence. New York issues a registration. Florida issues neither and treats servicing as an endorsement on the lender licence. The other three states here issue no standalone servicer credential at all.
So the first question is never "how do I get a servicer licence", it is "does the licence I already hold reach servicing". North Carolina says a licensed mortgage lender may service on notice to the Commissioner, no second application. Florida says a lender may service, but only with the endorsement, and the endorsement costs a jump in minimum net worth from $63,000 to $250,000. Getting that order wrong means either an unnecessary application or unlicensed servicing.
The direction of travel is prudential. North Carolina wrote the federal capital, liquidity, board and external audit standards into its own statute effective 1 October 2025 for any servicer past 2,000 loans, enforceable by the Commissioner. Georgia sets the same threshold for its covered servicers. The count comes from the Mortgage Call Report a servicer already files, so the duties attach from a number rather than from an application.
